The Haryana Real Estate Regulatory Authority (HRERA) has directed Chintels India Private Limited to pay over Rs 4 crore to a flat buyer in the Chintels Paradiso project. This order was passed on March 30, 2026, following reports that the housing project in Sector 109, Gurgaon, was unsafe for residents. The decision is significant as the adjudicating officer utilized Google AI tools to determine the current market value of the property to ensure fair compensation for the buyer.

How Google AI Helped in Compensation Calculation

Adjudicating Officer Rajender Kumar used Google AI overview to track the property price trends in Sector 109 between 2022 and 2026. The data revealed a 64.7% increase in local property rates during this period. Based on this finding, the compensation for the 3,150-square foot unit was recalculated at Rs 13,000 per square foot. The buyer, Aruna Garg, had initially paid over Rs 1.8 crore for the 4BHK flat in Tower C which has now been deemed unfit for habitation.

Breakdown of Financial Penalties and Refunds

Apart from the core compensation amount, the developer is required to pay for several other legal and personal damages. The authority has specified a 10.8% annual interest rate that will apply from the date of the order until the final payment is cleared. The project faced severe scrutiny after the February 2022 collapse in Tower D which resulted in fatalities and exposed structural failures.

Type of Payment Amount Awarded
Main Property Compensation Over Rs 4 Crore
Stamp Duty Refund Rs 4.6 Lakh
Mental Agony and Harassment Rs 2 Lakh
Litigation Costs Rs 50,000
Annual Interest Rate 10.8%

The HRERA official stated that the buyer cannot be held responsible for construction defects and emphasized that it was the sole responsibility of the developer to build according to safety norms. While the buyer was promised international standards, the audits conducted after the 2022 incident proved the project was unsafe. A spokesperson for Chintels India mentioned that they would provide a comment once they officially receive the written order.
